Living in a rental house has its clear cut advantages, not the least of which is the lack of responsibility of ownership of the home. Not everyone relishes the idea of going into debt for the next thirty years or more just to be able to say that they own the place where they live. Truth be told, you do not truly own it until the mortgage is paid in full and there are no more payments. Most people never make it that far, because of refinancing options. Many people have no idea where their lives will take them thirty years down the road and so have no desire to plan that far ahead and lock themselves into a mortgage payment. Why set yourself up for eventually having to sell the house to someone else as your needs and your life situation change? ** With the cost of living constantly fluctuating in our nation today, not everyone can afford to purchase a home, but they still make decent enough money to move their family into a rental that is close to good schools, and that offers great entertainment options like shopping malls, restaurants and movie theaters, and plenty of parks and nature trails nearby that their family can enjoy. Many people choose to occupy their rental for 4 years or more, becoming just as established as residents of their neighborhood as they would be if they had purchased the home outright. One possibility for an aging couple who no longer needs their large family home and could use the extra money could be that they could hire someone to assist them in turning their home into a rental for a new family to come and enjoy. This would allow them the freedom to downsize into a smaller apartment that would be more manageable for them. You can see how this would be a win win situation for both parties. The young family would have a nice place to live, and the aging couple could spend their retirement relaxed and happy knowing that they had money from their well loved old home coming in every month. It is an option to selling the home that has been in their family for generations. For large, costly repairs, such as foundation problems, electrical wiring or plumbing issues, it is typically the responsibility of the owner to repair or replace them when they have bit the dust, and not the tenant. This may not make the owner very happy, but it is part and parcel of the business side of owning a rent property, so they may as well get used to it. Yet another reason that people may opt out of purchasing a home. Tenants are usually pleased that they are not the ones who have to pay for a new gas heater because the old one conked out. True, they may still be responsible for minor repairs such as changing the air conditioning filters, cleaning out rain gutters, and maintaining the yard work and grounds. Perhaps some high energy tenants will make upgrades and improvements at the request of the owner in exchange for part of their monthly rent. But by no means is that along the same lines as having a new roof put on, or stabilizing the foundation. Occupying a rental certainly has its advantages for tenants in the way of major repairs and upkeep of the house, which is why it is such a popular option for so many people. In fact, many families choose this option over buying a house out of sheer convenience, even though they could conceivable purchase a home of their own. For each person who says that if you do not own your home then you are just throwing away your money, there is another person who says that owning a home is inconvenient, expensive and too much trouble, and that a rental is the way to go.
