What Type Of Property Manager Are You?

What kind of property manager are you? Yes, it is time to put a label on you. Although, some property managers change management styles depending on the task and the personality of the employees, he might go through the metamorphosis again and return to the original style. Property manager styles usually are never hand picked. Management styles come on naturally based on the personality and characteristics of the property manager. For example, a timid property manager will find authoritarian style quite difficult, but take on laissez-faire quite naturally.

Laissez-faire Property Management This term is from the French expression let them do. This leader allows subordinates to work things out largely on their own with almost no direction from above. So why have a leader at all? It works best when group members are highly experienced, trained, motivated, and educated and when trust and confidence in group members are high. So to answer the question, a strong leader is not really needed for the group to accomplish its goals. Sorry if you are this type of property manager. Research shows that this is the least effective leader. So either start flexing some muscles or become a group therapist.

Authoritarian Property ManagementAt the other extreme, an authoritarian property manager demands strict compliance from subordinates. They give orders and expect their subordinates to obey them simply because they are the boss, the head honcho. Subordinates or employees, tend to be intimidated by an authoritarian property manager because employees are afraid that they will be reprimanded or lose their job. They do not do not encourage or authorize their subordinates to make their own decisions, but instead they will delegate jobs and closely monitor them throughout the task. They are most effective in a crisis such as during an apartment fire or earthquake. They may earn grudging respect from subordinates for achieving the groups goals. However, they rarely win popularity contests.

Democratic Property Management A property manager who uses this managing approach offers more guidance than the laissez-faire variety but has less control then the authoritarian type. A democratic property manager tries to include all group members in the decision-making process, taking the best ideas from the group and molding them into a strategy that all can identify with. Studies show that this style is usually the most effective leadership style. So bravo if you are this type. But in an emergency situation like a fire, do not expect a democratic property manager to get you out safely. By the time he gathers the group ideas and molds them together to come up with an escape plan, you will not be alive to talk about what a great leader he is.

Any one of these property managers can be successful in the self storage industry or any industry for that matter. The key is to know who you are and what you are working with. Interest must match requirements. Regardless of what type of management style you are, the best way to run a business is to communicate with your subordinates. Give them effective feedback so at least they will know who you are and how to react. So, what type of property manager are you?
