Warning to All Property Managers

This is Mother Nature warning all property managers to start going green before everything goes black. Right now the weather forecast for the future calls for extreme climate conditions. Rising temperatures in the last century has increased more water vapor in the atmosphere which is why you will be bombarded with heavy rain and snow in years to come. Higher temperatures also will increase the intensity and frequency of major storms and hurricanes. Areas that are use to heavy precipitation will suffer from long droughts. Sea levels will rise from the disappearing ice caps on mountain tops and polar regions. Agriculture will endure two extremes, heavy drought and major flooding. Therefore property managers will not have any food to eat. You should be concerned with health too. Extreme warm temperatures can cost your tenants lives directly from the heat and some diseases prevail in warmer climates which can affect your rental property environment.

So what can property managers do to stop adding to the cause of Global Warming? Here are 5 easy steps property managers can use to reduce greenhouse gas emissions into the atmosphere.

**Control the energy use in office equipment.Computers, copiers, faxes, and office appliances drain a lot of energy even when they are not in use. Property managers need to make sure computers and monitors are on energy saving modes. Unplug laptops when they are fully charged. Laptops still deplete energy when fully charged. Instead of unplugging every electronic device or appliance, hook them up to a surge protector. Before you go home for the day, use the switch on the surge protector to turn off everything at once.****Buy Energy Star products and appliancesThis does not mean to go out and replace perfectly working appliances. But when property managers have to replace energy sucking devices, make sure they have the Energy Star label. Ask tenants to use energy efficient light bulbs This is not asking for much since incandescent light bulbs burn out rather quickly. Also, they will appreciate the suggestion, especially when it saves them money on their utility bill. However, do not be a hypocrite. Besides changing the light bulbs in your apartment or condo to energy efficient bulbs, change the bulbs in the hallways and around the outside of the building.  Regulate the climate control betterThis is another easy one, but requires some sacrificing and convincing from property managers. In the winter turn the thermostat down another two degrees from the normal setting. We can survive and adapt to 68 degree room temperature. On the contrary, in the summer turn up the thermostat two degrees from the normal setting. You will live to tell about how you endured 76 degrees for 8 hours. Property managers may not win popularity contests at first but people will get over it. Reduce, reuse, recycle Have you ever noticed how much paper waste takes place in an office building or apartment building? Reduce unnecessary copying and printing. Reuse paper by printing on both sides, or instead of throwing out printed paper use the blank side for notes and messages. Self storage sells a lot of cardboard boxes. Property managers can set up a cardboard recycling bin for their customers on the self storage property. Property mangers, you better listen to Mother Nature. You do not want to make her angry.
