- Apartment renters may be able leave leaky faucets, fixing garbage disposals, and toilets, caulking, cleaning gutters, or dozens of other handyman type jobs to apartment maintenance, but there are a few apartment maintenance jobs that the tenant is responsible for. This may be the last thing any apartment renter wants to hear, but it is true. The luxury of renting an apartment over owning a house is having someone else do all of the handy work. But the apartment maintenance manager will only go so far. Otherwise, an apartment maintenance manager would be like having a live-in maid. A renter could always get a live-in maid, but not everybody can afford one. So the rest of the apartment maintenance is up to the tenant for now, until he holds the winning lottery ticket. Here is some apartment maintenance responsibilities expected from the tenant. The tenant should keep the apartment clean and free from dirt, garbage and trash. If this is your way of living you might as well live in a street alley. It will be a lot cheaper than paying rent for a city apartment. Why anyone would want to live in filth when they do not have to be is beyond anyones understanding. However, people do by neglecting this apartment maintenance responsibility. Some times busy lifestyles keep us away from the simplest apartment maintenance responsibilities, but no one has the right to live like pigs when they are sharing a wall with someone else. A dirty lifestyle attracts infestation of many types of critters that affects other tenants in the building. The tenants apartment maintenance responsibilities carry over to the outside of the apartment unit. Common areas such as a laundry room and hallways should be kept clean by the tenants of the apartment building. Tenants should clean up their own spills if a little laundry detergent gets on the floor. If the tenant neglects to clean it up and leaves it for the apartment maintenance manager, someone could slip and suffer from an injury. The hallways must be kept clear of all obstructions. Using the hallway as a personal storage space is a no no and a fire hazard. If one ignores this rule the apartment maintenance manager is allowed to have the obstruction removed and thrown in the trash. In many cases, tenants are responsible for the apartment maintenance of snow removal. This is more common in a rental home where an apartment maintenance manager does not exist. Unless the rental property is in the tropics, a tenant should have a shovel ready for the winter because no one else is going to clear the walking paths and driveway. In some house rentals the tenant is responsible for most of the apartment maintenance. This includes mowing the lawn and other landscape maintenance duties. Renting a house rental is much like owning a home. The only difference is that tenants do not pay property taxes and homeowner association fees, at least not directly. Property taxes and homeowner association fees could be calculated in the monthly rent. If you are looking for an apartment rental with the minimum apartment maintenance responsibilities, a rental house is not for you. Instead, rent an apartment at a complex that has an apartment maintenance staff to take care of the outside work.
