- Managing a property is more than changing a roll of toilet paper in the common bathroom every now and then. It requires good planning, people management, and organizational skills. If property mangers do not have these traits the property will manage them. Here are a few tips for property managers that go beyond changing the plastic bag in the garbage pail. **1. Know the tenants before they move in.**Improper screening or no screening is just asking for trouble. Make sure tenants fill out a rental application and check credit history, references, and background. Otherwise, property managers will deal with deadbeat tenants who pay rent late or bounce checks, vandalizes the apartment rental, or use the apartment as a hostel for unwanted family and friends. **2. Take security deposits and handle properly.**Whether it is a month to month lease or a yearly lease, property managers should always collect a security deposit to cover potential damages or unpaid rent. Use proper documents to avoid disputes when the tenant moves out. Deposit the tenents deposit into a bank savings account where it will earn interest. Property managers can return the deposit plus interest to the tenant if the apartment rental is left undamaged. If a portion of the deposit is kept for carpet cleaning or other regular property maintenance, make sure that is in writing in the deposit documents. **3. In the worse case scenario, tenants may sue property managers for injuries due to the broken problem. 4. Protect the tenants. Property managers need to secure the rental property from crooks and thieves. Not only does this make the rental property more appealing to potential tenants, it protects the current tenants. Property managers do not have to provide armed security guards, but they should make sure that the rental property is properly lighted and the doors have functional locks. Both are very inexpensive. **6. Respect the tenants privacy.**State law gives tenants the right to privacy. Property managers must at least give 24 hours notice before they can enter the apartment rental or rental property for any reason. Property managers may have a few reasons to enter the rental property. They might have to repair something or have storage space in the basement or attic. In either case, property managers must give notice. **7. Do not jeopardize the tenants health.**Property managers need to rid away any environmental hazards before they rent out an apartment rental. Get rid of any lead or mold on the rental property. Otherwise, property managers will run into a lawsuit. 8. Screen and manage the managersJust like tenants should fill out an application and undergo a background screening, so should all property managers. If an employee or a subordinate property manager commits a crime on the rental property, head property mangers can be held financially accountable. Wait as long as the background check takes before any new hires report to work. This could prevent problems down the road.
