The Bottleneck theory
- Welcome to the property management blog, our diary of the property management business. Many times we look a tour processes and systems and wonder whether they work or not. Sometimes we forget to use the most basic theories of systems management, because there are many effective sophisticated theories that one can get lost in. One of the most basic and most effective ways of approaching your system is to look for the bottle neck. If you look at generating leads and closing sales or if you look at writing maintenance orders and doing repairs, it is easy to apply a factory metaphor. The leads or the maintenance orders are your raw materials. Your sales or your repairs are your finished product. How do your raw materials move from the entrance to your factory to the shipping dock? Look for the bottle necks in the system and open them up so your process can flow. As soon as you open one bottleneck, another will begin to constrict. Find it and open it up. It sometimes seems like a pointless task, but it does keep your product flowing. Look at your process with a bottleneck theory in mind and see if it doesn’t help you find a simple solution or two.
