Being a condo manager is a very respectable job. Although the tenant and the condo manager are a notorious duo, most managers are not out to make life hard for you and vice a versa, most tenants are not out to trash the place.
There is a short list of duties that you can perform in order to be successful at being a condo manager . However, one thing that you can not be taught is drive and determination. You have to come up with that value all on your own.
Usually this job does not have a high success rate and has a high turnover rate. Being in charge of a complex could be a very daunting task to have when you are hired in as the underdog. Not all people are qualified to do the job.
Some of just the small things that you have to do are
• manage the tenants that currently live there • fill vacancies • take care of maintaining the building The reason that most people move into condos is because they can own the place without having to deal with most of the everyday issues. They can send payments into their bank and realize that they are putting a dent in the overall amount they owe. They also realize that they do not have to mow the grass, in some condo complexes, or deal with calling a plumber if their pipes are leaking. There is someone over the whole property that is in charge of that.
There are a few things that you can do to be a great tenant, such as
• Keep the unit clean to prevent insects or rodents • Report any maintenance problem promptly • Do not smoke in the unit • Do not have pets in the home, or limit it to 1 or 2 small animals • Make monthly payments on time • Report suspicious behavior or violations of neighbors anonymously to the manager Taking care of the overall land and property of the complex is a huge undertaking. The person that invested their money into making this complex happen wants to ensure that they can make a profit if they sell it. He wants to ensure that his buildings are in tip top shape. The condo manager can either assign someone to perform the every day tasks or they can do them their selves. Depending on the property, they might not be able to.
They might have to deal with tenant disagreements or trying to figure out how to fill some vacancies in their complex. Sometimes the condo manager is in charge of advertising and getting the word out that they have a great complex and that they have reasonable prices. They could also do tenant surveys to find out what they could do to improve the everyday life of the tenants they currently have. Then they might be more inclined to give you ideas on how to make your property more profitable.
As a condo manager , you can buy all sorts of software that will help you keep track of tenants and the everyday life. It helps you stay organized and have everything all in one place. It will also help you to develop maybe a community newsletter, or help you advertise your complex. There are many different sources of assistance for you. The easiest thing is to find the source of help, but it is another thing deciding to take it.
You can do a great job if you put your mind to this type of job. It is far from easy, but if you manager your time well, it will benefit you. By not managing their time efficiently has been the end for most managers. Take care of your responsibilities and your complex will have happy tenants and you will see the bottom line grow.
