One of the most effective stalls a prospective tenant can give your leasing agent is the “I’m still shopping around”.

Here is an excerpt from our training material that deals with this favorite stall tactic.

Sometimes we find asking questions and discussing the answers will net us the best tactics. Do this little exercise yourself and see which way you would handle it.

Which of the following would you use immediately after someone who says ….**(Check as many as you would normally use before moving on)… …“I’m not ready to commit yet, I’m still shopping around.” A. Are we the first place you’ve called? B. I understand. Well if you need anything, just call. C. How do we stack up? D. How much did they quote you? E. O.k. well good luck. And I hope you call us back. F. Was that a two bedroom you were going to call about? G. Was theirs a garden access unit like ours, too? H. Wow, they have a great deal! I. Did anyone else have the health club like ours? J. I certainly understand you want to call around. But, in the meantime I can set up an appointment for you to view the apartment home, so you know exactly what your living experience would belike here, o.k. K. Did they offer any specials on their units? L. How long do you plan on renting the unit? M. Your choice………………..
