- Welcome to the property management blog, our window into the world of property management. We operate under the rule of thirds. We assume a third of the rental inquiries we field for you will rent from you anyway, as long as they get a friendly voice on the phone. For whatever reason, they have decided they like your property. A third of the rental inquiries we talk to for you will not rent from you, because their situation will change or they won’t like your location. The other third could go either way. A friendly voice is not enough to help these people talk themselves into touring your property or renting with you. Since we are sales people and not just customer service reps, we work hard to get these people into your property. Here is where we make you your money and where we earn our keep. The revenue you gain each time we help you rent to someone who otherwise would have gotten away from you makes us a very profitable partner. For instance, we are not here to give out pricing. We know that even if the first question from a caller is, ”How much…?”, there are many other considerations that take priority, such as location, features, security. So we try to build agreement on these issues before we talk about pricing. We want to build value into the property and qualify the caller before we talk about pricing. This helps the callers talk themselves into wanting to rent with you. This is how we secure more tours for you, which means we earn our keep.
