For a college student with a couple of friends, rental properties offer an inexpensive way to gain a little independence from Mom and Dad and live near the hustle and bustle of campus life. Because college students are probably not going to live in their college town for more than 4 to 6 years, purchasing a home for such a short amount of time is not feasible for many college students. However, some parents do choose to purchase a home and then rent it out to their son or daughter along with a few college friends. Believe it or not, this is sometimes less expensive than paying for a dorm room. Once the children have graduated, the parents still have a source of income with their rental properties. Rental properties are also ideal for newlyweds who are starting out in life and beginning their future together. Rental properties bring a sweet relief to families who may have become overwhelmed by adjustable rate mortgages or found themselves victim to foreclosure. Many young families also choose rental properties until their career becomes more settled to one area. Young professionals who find themselves climbing the ladder to success may also find themselves relocating quite often. For lifestyles that require a lot of relocating, rental properties are usually ideal. Rental properties free the tenant from being tied down to one area and having a mortgage payment looming overhead. The hassle and stress of selling and relocating is more than most people care to manage, which is why many families choose rental properties for several years before committing to becoming a homeowner. Rental properties are also a fun way for retirees to enjoy their retirement. Retirement rental properties have become very popular as the baby boomers start to cash in their pension. Contrary to a nursing home or assisted living facility, many retirement rental properties offer a vacation-like atmosphere for residents. Retirement communities may have daily activities outdoors and indoors, monthly trips or seasonal vacation packages. Some retirees may be hesitant to sell their family home and move into a condo or townhouse, but such communities quickly feel like home to residents as they get to know their new neighbors and enjoy one anothers company. Rental properties are also a wise investment for real estate and property management companies. The current economy seems to hold only an increase in business for rental properties, unless the government sincerely plans to bail everyone out who got into more house than they could handle. Some would be homeowners may find that it is hard to find a reasonable loan and choose to wait out the mortgage crisis and rent for a while. Just imagine the income that even a few rental properties would bring. They could easily pay for themselves if property managed by an experiences real estate or property management company. The responsibility with owning rental properties does not come lightly though. Landlords of rental properties must abide by city, state and federal laws regarding safe and compliant accommodations for their tenants. Owners of rental properties must also follow guidelines concerning equal opportunity housing, safety regulations, and such things as running water and electricity.
