- One of the most important responsibilities of property management is to have an emergency plan in affect before an emergency occurs. We have all seen the news stories about how unprepared the government was whenever a natural or human disaster occurs. Lives and property could have been saved if an emergency plan was in affect before the disaster occurred. Self storage property management is no exception to emergency backup plans. Though self storage customers are not living in the self storage units, their personal storage property is. So to insure the safety of self storage customers personal property and the property management, start designing plans before the disaster happens. As property management, the first step on tacking disaster plans is to list all the potential disasters that may occur on the self storage property. The items on your lists will vary from other self storage businesses depending on geography and location of the self storage business. Some areas are prone to hurricanes, earthquakes, tornadoes, wildfires, floods, and other disasters more than others. It’s up to the property management to research and determine which ones will affect his self storage business. Once you have a list of your potential disasters, you can start planning your attack before the danger hits. Unfortunately, property management, like geologists, cannot predict all natural disasters. Earthquakes, for one, are unpredictable. They happen without warning. But that does not mean property management can skip an emergency plan when an earthquake occurs. Most people who have lived in an earthquake zone for all of their lives know what to do incase of an earthquake. But with the high frequency of relocation these days, a person in an earthquake zone may have never experienced this natural phenomenon. Earthquakes can happen everywhere. Just because an area hasn’t experienced an earthquake in a thousand of years doesn’t mean that one can’t happen. Fires are usually not predictable, but usually they are avoidable. Property management has the responsibility making sure that their tenets are not storing explosives and flammables. Make it a point to tell your self storage customer what is accepted for storage and what is not. Like earthquakes, some geographic zones are more prone to tornadoes than others. Either way, property management should have an emergency plan to counter a tornado. Find the safest place to hide on the self storage property. If available, pick an area under ground. Alternatives are usually waiting in the bathroom until the tornado has passed. Property management needs to implement an escape route in case of fire. Whether it is a wildfire or an in house fire, it is always smart to plan for both. Make sure fire extinguishers are recharged and inspected by a fire marshal. Inspect exit signs to make sure they are not blocked and well lit. If your desk is in the middle of the office floor, plan an escape route to the nearest exit. With wildfires, find alternative road routes away from where the fire is burning. It’s in human nature not to plan ahead until it is too late.
