  • Now that all of your lawn equipment, such as mowers, tractors, rakes, and shovels, are in winter storage at a storage unit, its time to change your property management priorities to indoor home projects. During Spring, Summer, and Fall, home owners and self storage owners tend to focus property management projects on the outside. We want to have the greenest lawn in the neighborhood, and the prettiest landscaping among other self storage properties. Unfortunately, we can’t do those projects in the winter, so let’s now focus on overdo indoor projects. Instead of cutting the lawn, shift property management responsibilities to winterizing the home. Prevent a disaster like a water pipe break by disconnecting the garden hose. If you plan on taking a long vacation, turn off the main water valve. This way if you have a power outage or your heater malfunctions, the water pipes won’t freeze and break. Nothing spoils a vacation more than returning home to a flooded basement. Prevent drafts by winterizing your windows. Have you ever wondered where that cold are was coming from? Most likely it is coming from a poorly insulated window. If you can’t find the source, light a match or candle and circle the window with it until you see the flame blow over. Caulk around the window molding and around the edge of the glass. Do the same doors that lead to the outside. If you have a window air conditioning unit, take it out if you can. If you can’t, make sure it is properly insulated to stop cold drafts for coming in. This property management project will save you money on your utility bill. A drafty house or a drafty self storage office makes your heater work harder on keeping the chosen temperature. Now let’s move away from home winterization and focus on other property management projects. Every house has a squeaky or stubborn door. Get on that. Find out what is making it squeak and fix it. It probably just needs some lubricant like WD40. Property management of self storage businesses need to check the doors on the storage units. Make sure they function properly. Check and fix all lighting fixtures. A properly lighted home or self storage property is a safe and secure one. Think about switching the light bulbs to an incandescent energy saving bulbs. They have longer life and will save you money on your energy bill. Hopefully you are more organized than I am. If not, you probably have a hard time finding the right tools for your property management projects. During the summer months I tell myself that I have to get my workbench organized, but I never have the time. Now that it is winter, and if I can get off my lazy butt, I should organize my workbench. If you’re like me, let’s take advantage of this time so when spring comes around and we need a 12mm wrench to change the oil in the motorcycle, we can find it easily. These are just a few property management ideas for the winter months. I’m sure if you are bored you can come up with your own and execute them.
