Property Management – Overcoming Tragedy
- Jordan is a very busy condo manager in the western part of the USA. His complex is right off of the California cost which is very serine and peaceful. This is the biggest reason that most people want to live at his complex. He is a very lucky man. He is a manager of one of the most profitable, sought after places to live. Even though the mortgage is higher than any of the other condos in the area, no one living there seems to be concerned about that. Jordan did not always have this kind of fortune and his complex was not always successful. He had to build his complex basically back up from the ashes and start over from scratch after they had a major catastrophe. About two years ago, Jordan was hired on as the condo manager of a failing complex that had about a seventy percent vacancy. This for any property is the end if that trend continues. The complex was not very appealing nor did it have any amenities that would invite anyone to live there. Jordan had previously been a marketing guru and a sales giant for a major corporation in the state, but now he is retired but wanted to stay in the game somehow. He thought that being a condo manager would be not as fast pace, stressful or demanding on his life as his previous job. He was as incorrect as he could have thought. Usually being a condo manager is just a position that people take to make sure that the current tenants are taken care of and help maintain the condition of the building and the surroundings. The reason people move into condo is for the prestige of living there instead of an apartment. It is just like when people decide to buy a luxury car instead of a economic car. Both brands run well, maybe they are even from the same manufacturer, but there is more status associated with the luxury car. With some condos you do not have to do anything in terms of maintenance except with things inside the four walls of your place. Jordan as the condo manager would take care of the rest for them. Jordan took on the challenge of getting this complex to where it needed to be. He needed to get with the property owner to find a way to be competitive in this market. They got together and thought of a great marketing plan, they made some major changes to the surrounding land adding some great amenities, and they renovated some of the condos making them more appealing for the price. With this plan, within six months, Jordan only had three out of sixty condos filled with tenants. He was sitting on cloud nine. There was one tenant in question that he allowed mortgage a condo at his complex. He was skeptical of this tenant due to his previous record of being careless and reckless. Jordan had told that tenant more than once to keep the noise down, limit how many people could be in the condo, due to fire code, and not smoking inside the condo walls. Everything was going great in the life of this condo manager until that dreadful night. Jordan was awakened by the loud alarms sounding off around the complex. There were fire trucks and a heard of people around the building. His complex was on fire. He was able to escape the burning building to find the fire chief to inform them of how many people lived inside the building. Almost all were able to escape, all but one. The tenant previously discussed was not able to escape burning flames of the complex. A tragedy in the making that Jordan did not see coming even in his wildest dreams. In fact, Jordan thought that he was still dreaming. Later on after the investigation is finished, it was determined that the fire was started in the late tenants place due to too many electronical devices plugged into one outlet. The circuit overloaded and started the fire. Jordan was devastated and his hard work had gone up in flames. He did not know what to do and just wanted to find a hole and crawl into it. He knew he would have to deal with all the insurance claims and the angry disappointed tenants that he had. Jordan being the determined condo manager he is, he rolled up his sleeves, went to the property owner and told them that he thought they should rebuild it better than it ever was. Jordan was right and due to his relationship with his past tenants they waited around until the complex was finished. The complex was once again filled and all was well. The tragedy of past years was over and he was able to move on and put it behind him. This went down as one of the fastest recoveries of a business in the great state of California.
