If there are not sufficient occupants they have to release ads in the papers about space being available in the building. Once the prospective occupants start arriving, these agents have to screen them to see that no unruly person gets a chance to stay in the building. There are many other legal aspects as well associated with a building and these too have to be looked after the agent in charge of that building. The best part of management properties that are looked after by agents is that the proprietor of that building does not have to keep an eye out on the same. The agent will do all that is required and, if necessary, contact the proprietor of the same on a daily basis via phone and tell them of the happening of the day. Generally these agents have freedom to undertake any small repairs like changing a broken window sill, or replacing a broken fence without consulting the proprietor of the building. At the end of the month they submit the entire bill to the proprietor and they reimburse the costs.
