- Welcome to the property management blgo, our window into the world of property mangement. It is interesting to see how differently people choose to run similar properties. I had the chance to go to two very different amusement parks this year. Disney World and Six Flags St. Louis. You can assume that they both draw from a different consumer group. Disney pulls in vacationers who plan to stay several days or a week. Six Flags gets a lot of local people who come for the day. I know they both have different revenue streams. Disney gets about $50.00 a day per person per park and Six Flags gets about $25.00 a day per person. But you get two very different experiences. Disney has maintenance and cleaning people roaming the parks looking for ways to keep the place clean. Six Flags has no-one around to clean and by the end of the day, the place is looking pretty trashy. Disney has a no-smoking policy, which keeps the place trash free and smelling better. Six Flags lets about anything go. I know there is a water park component to Six Flags, but you even have people walking around in just their bathing suits. I am a big fan of the human anatomy, but an amusement park just seems a lot better, when people have shirts and shoes on. At Disney, there are staff people around to ask questions to and to help you. At Six Flags, there are very few staffers around and they don’t seem very happy to be there. The rides at Disney seem to take longer. The perception at Six Flags is that the rides are very short. You are on and then you are off. Now on the one hand, you can’t blame Six Flags for tying to maximize busy season revenue by short staffing the place and short cutting maintenance and cleaning activities. On the other hand, I might go to Six Flags more than once a year if the place was kept better. As it is, they are lucky to get my family there once a year. Isn’t there someone in their organization that can figure that keeping the park clean would translate into tow to three times the repeat business? It is certainly a lot cheaper to go to a local amusement park than it is to trek out to Disney. How does any of this impact your business? I don’t know. You tell me. Bye for now, Tron
