- Besides mowing grass and painting condominiums, condo management has many more tough responsibilities. It is said that you can learn about someones life if you see how they live. Mostly we only see condo management driving around the condo community in a pick up truck on their way to their next task. Sometimes they are spotted by local residents mowing the grass and trimming the hedges. Otherwise, we would believe that they are doing nothing. So, the next time you are looking out the window checking up on your condo management consider his or her other duties as well. Here are a few things you do not know about condo management. Condo management is hired by the Homeowners Association. The HOA defines the responsibilities to be handled by their employee. These responsibilities usually include but not limited to lawn and landscape care, pool maintenance, tennis court maintenance, exterior building maintenance, play ground maintenance, and exterior lighting replacements. Plus, condo management must perform any other special maintenance requests from the HOA. As the condo property ages, condo management will come across duties that are more then one person can handle. Replacing roofs, repaving roads, and repainting the entire condo complex are normal wear and tear issues that a condo manager must deal with. It is his or her responsibility to research and ask for bids from contractors to perform the major task. Teamed with the HOA, condo management also hires contractors and oversees the renovation process. Condo management must have a close working relationship with the Homeowners Association. In return it is important for the HOA to keep the communication a two way street. A condo manager must work within the HOA budget. He is in charge with purchases that have to do with property maintenance. That mean not only must he find the best deals, he must negotiate to get the best deals on products and building materials. Since HOA fees are fixed and come in monthly or yearly, the property manager has to work with a very tight budget. Sometimes HOA makes additional income through interest and investments, but other than that, the revenue is limited from the condo community. HOA conducts condo association meetings that can be monthly, quarterly, or yearly. Condo management is expected to attend these meetings prepared to give a statement. He updates the community on the status of current project and offers recommendations for other projects. Also, he must give a report on his budget about his finances and cost of services. Lastly, he must be geared up to answer questions and respond to concerns from the condo community and HOA board. Condo management might not work alone. If the budget allows, he or she can hire a helper to unload some of the ground maintenance responsibility on. So, not only does the property manager manage the condo grounds, he must manage his employees. He is accountable for hiring, scheduling and solving disputes between coworkers.
