The condominium is individually owned but shared within a condo community. The owner owns the inside of the property, everything inside the door, but shares the common areas with their neighbors. The condo association collects a monthly fee to pay for a condominium management company to manage and maintain these common areas. So if your roof leaks the association repairs it since it is part of the common area. Condominiums often sell at a lower price than a single family home. Added to that they have many other benefits included in the price. One benefit is the elimination of landscaping and gardening expenses. The condominium management company contracts with a landscape company to mow the lawn and trim the trees and shovel snow. But it will cost you to have these amenities. You might have to pay over 500 dollars a month in association fees. These fees might include water, electricity and other services provided by the management group. Purchasing a condo cuts out many expenses such as paint the exterior of the home. Owners will not have to worry about replacing windows or doors or water or wind damage to their roof. Some of the services provided by a management company include administrative services, fiscal needs and physical property care. Administrative services such as processing specific property mail, marketing and leasing, screening tenants and taking care of evictions, paying and sending invoices and taking care of insurance policy administration. Fiscal needs might be financial reporting, developing a budget and maintain operating accounts. The physical needs of the property could be the inspecting and evaluating the property, contacting and accepting repair and service contracts, supervising renovations and improvements and daily preventative maintenance.
