- Building Maintenance should be a number one concern for all companies. If your building is not up to a high standard level, you could lose tenants or customers quicker than you would like. And if you are smart you will have a building maintenance person who is available any time on any day. Better yet, if you have an emergency number for the building maintenance person the better off your building will be as they would be able to quickly get the problem resolved. Although it may cost you a pretty penny to have one available for your properties, it is worth the pretty penny to keep those dedicated tenants or customers of yours. And even more convenient, you should have a place for your building maintenance person to stay at on the property so they are readily available to get the job done. This person should be someone who is highly qualified in the electrical and plumbing field as these are usually two of the most common recurring problems that may come up. There should also be a building maintenance storage area on the property so there is quick access to any tools or items that they need in order to fix the problem with. Some things may not be within their power to fix, but at least the majority of it can be. Items stored in the storage area could be things like all lawn care items such as lawn mowers, gardening tools, mulch, and grass seed. Then you should also have handy items for the actual building for repairs or upkeep such as protector sealers, floor finishers, concrete and wood stains, insect control items for inside and outside of the building, graffiti cleaners and then interior and exterior paints. You should consider what the most important or most items that you anticipate using and note them down on your supplies checklist. The building maintenance person should also be good at keeping the property maintained in a clean and orderly fashion as well as being good with people. Someone you can trust is most important as they would have access to all parts of the building when needed. Many apartment complexes have a building maintenance person on site for a variety of reasons such as the ones listed above. However, do other companies such as commercial buildings or store fronts have building maintenance people? There is usually a grounds keeper who would keep the property clean of debris and keep the lawns and gardens looking good. But are there actually building maintenance people at these types of properties too? If not, then it should be considered so that you can keep your building up to par and looking good. Tenants and customers would most appreciate it as well. If you deal with a company that has good up keep than you feel that much more comfortable being with them. You see the companies around you that are falling apart and do not look as good as the ones that are well kept, and they just end up looking out of place. If you drive through a neighborhood, you can tell if it is a higher real estate area or not, by the way it is kept. It will either look great or look like it will not be around very long. If you keep up your building maintenance, than you are sure that it will be around that much longer. So do not skimp out when it comes to your building and how it is maintained.
