  • Managing residential or commercial complexes can be quite a complicated task. Investors should know that only those complexes that are kept in a top class condition are the ones that can fetch profits. Hence it is advisable that these complexes are maintained by professional apartment management teams. Usually the complexes that have more than twenty accommodations require professional management. Complexes with lesser number of units can be managed by the association of the owners. Professionally managed as well as association managed complexes can follow some general principles that are effective in managing complexes. Some of these principles are mentioned below. The managing authorities should always view the job of managing the asset from a business point of view. As in all other businesses, the satisfaction of the consumer of the services is of prime importance. The apartment management team should try to devise and implement strategies that are for the welfare of both the owner as well as the tenant. They should not take any sides. Their strategies should be such that they enhance the satisfaction levels of both the owner and the tenant to the maximum. At the same time they should try to minimize the expenditure that is incurred while delivering top quality satisfaction to the owners and the tenants. The apartment management services should be provided to one and all residents of a complex. There should not be any biases based on nationality, income level, social status, social power, gender, physical appearance or disability etc. Discrimination based on these or any other reason is going to result in conflicts that might take the managing team to court. Moreover, the reputation of the managing team as well as the complex will come down. The investors will be the ultimate sufferers. The apartment management team is also responsible for sorting out any owner and tenant conflicts. The team should clearly state the responsibilities and privileges of the owner as well the tenant in writing and hand them out separately to each party. There should be no confusion when it comes to replacing any old components or repairing any part of the complexes. The owner or the tenant, whoever is responsible, should take steps to make the necessary rectifications promptly. There are clear cut formal guidelines under which the owner and the tenant should function. The apartment management team should convey the legal aspects of these guidelines to both parties. The tenant should be punctual with his monthly payments but at the same time the owner does not have the right to cut of essential amenities to the tenant for delaying the monthly payments on time. For example, an owner cannot cut off the water and electric supply to any residential unit if the tenant occupying it is delaying the monthly payments for the first time or is doing so for some genuine reason. The management should communicate in formal terms to the tenants that they are responsible for keeping their accommodations in top condition. They should also notify the owner about any damages to the asset caused by them promptly. Such mishaps should not be concealed or ignored. The owners should also be notified about any changes that they would like to make in the accommodation, like painting it or adding a new window.
