A Guide To Find The Perfect Tenant

The landlord is the owner of an asset. To be such an owner is a tough job. Even though it empowers the owner of the asset, he has to abide by certain legal implications of his state. The relationship between the owner and the tenant should be based on a written agreement between them. The landlord should verify whether the prospective tenant has filled in all the compulsory parts of the application. If any necessary information is not furnished, the owner should take up the matter with the tenant immediately. The tenant should give clear and authentic reasons for not providing some required information. The tenants who practice fraudulence are the ones who conceal information without sufficient reason. • Though the tenancy application form can give the basic information about a tenant, the owner of the asset on hire should proceed further to verify the payment patterns of the tenant. The first thing that he should do is to consult the owners of the assets in which the prospective tenant has resided as a tenant previously. The landlord can come to know about the payment patterns and the tenancy etiquette of the prospective tenant from the previous owner. However, this method of establishing the credentials of a tenant are not perfectly foolproof because the owner of the asset in which the tenant resided can color his opinion with selfish motives. Another way to confirm the credentials of the tenant is to observe his credit history. Usually those tenants, who maintain a good credit record by making their payments in time and not keeping any dues, are the ones who can be expected to make their tenancy payments in time. • The owner of the property should also verify if the prospective tenant has a bank account. Having a bank account is characteristic of a person who earns by fair means. But this should not be generalized, again, to imply that all people who do not maintain bank accounts are fraudulent. But if the landlord wants to select a tenant with dubious bank credentials, he is doing so at his own risk. • The details of the prospective tenants should also be obtained from his workplace. Generally those employees who have sound career prospects are quite disciplined in their payment patterns and think it below their dignity to default payments and if they do, they do so with substantial reasons. The image that the tenant carries in his workplace conveys a lot about his trustworthiness and the rapport that he maintains with others. A person with a pleasant personality can be expected to maintain good rapport with owner of the asset that he hires though it does not guarantee that. • Before giving out the asset on hire, the landlord should make it mandatory for the tenant to sign the agreement which is to be presented in writing. The owner should not be satisfied with verbal assurances as these do not leave any proof to what has been agreed upon between him and his tenant.
